How to prepare for your first meeting with the architect

What documents and information to bring, how to describe your needs and budget, and which questions to ask so you leave the first meeting with a clear plan.

The first meeting with the architect sets the direction of the whole project. The clearer your picture of your needs, your land and your budget, the closer the first design will be to what you want and the fewer revisions it will need. Note: documents and requirements differ between authorities, and the architect will tell you what your specific project needs.

1. Prepare the information about the land or the space
Ownership documents, the dimensions of the land or area, the exact location, and any previous drawings or photos of the place if they exist. For interior design, bring a plan of the unit or photos and approximate measurements.

2. Write down your needs clearly
The number of family members or users, the number of rooms and facilities required, how you use the space in your day, and what you expect to change in the future, such as a growing family or an added floor.

3. Set an approximate budget and your priorities
Even a rough range helps the architect choose suitable solutions and materials. Also decide what you cannot compromise on and what can wait, and keep a reserve for the unexpected.

4. Collect pictures that express your taste
Pictures of façades and rooms you like, and others you dislike. Pictures save a lot of explaining and show the style you lean towards.

5. Ask about the steps and deliverables
What are the stages of work? What will you receive at each stage? How many revision rounds are there? What is the expected schedule? How are fees calculated, and do they include supervision?

In short: a well-prepared first meeting saves weeks of revisions later.
